The Short Answer

Compensation for land acquisition in Singapore is determined based on the market value of the land at the date of the acquisition notice, plus allowances for disturbance and other statutory entitlements under the Land Acquisition Act.

What the Law Says

The Land Acquisition Act sets out how compensation is calculated when the Singapore Government acquires private land for public purposes.

Under the Land Acquisition Act, compensation is primarily based on the market value of the land as of the date the notice of intention to acquire is published in the Gazette.

The law also allows for additional payments — such as for disturbance, loss of goodwill, or relocation expenses — if prescribed by regulations or approved by the Minister.

All compensation must be fair and just, and claimants have the right to object and refer the matter to the Land Acquisition Board for determination.

Statutory Text

The compensation payable for land acquired under this Act shall be an amount equal to the market value of the land at the date of the publication in the Gazette of the notice of intention to acquire the land.
